Situated in a prominent location on the A680 and a short distance from Rochdale Golf Course, the renowned Norden Arms is up for sale.

The gastropub occupies a traditional end terrace property which has over the time been renovated to create a bright and inviting atmosphere.

The asking price is £750,000.

The pub has changed hands a few times in the recent years and will be handled by estate agents, Christie & Co.

Keith Stringer, director of Christie & Co said: “The Norden Arms represents a fantastic turnkey opportunity for either a new entrant or an existing operator within the hospitality sector. The business is excellently located and has cultivated a fantastic reputation amongst the local community.

Originally named Blue Ball Inn, the pub was previously run by the couple that started Manchester Italian restaurant group Salvi’s.

The current owner Edward Smethurst has owned the freehold for seven years and has not decided to focus on other business interests.

He said: “The sale of The Norden Arms includes everything a new operator will need to hit the ground running. Having undergone a complete renovation in 2012 and a significant extension in 2016, it is now a superb venue with an ideal position in a rapidly expanding and upmarket area.”

The pub seats up to 48 diners, contains a lounge bar and a split-level restaurant for 68 as well as an outdoor dining area.
