The Welsh Government has brought to market 4.8 acres of land in Caerphilly for the development of new industrial business units. The sale process for the land is being handled by property advisory Knight Frank, with the sale price available upon application. The site is located at Ty Du, south of Nelson, offering direct access to the A472.
The commercial development sites are three plots, sized between 0.6 acres and 3.25 acres. The largest plot comes with the option of splitting it into two smaller plots. A scheme, completed in 2019, enabled highways infrastructure works on the site, including services and estate roads.
As a result, the site is prepared for commercial and residential development, with around 200 homes set to be built within the remaining area. In addition, a joint venture between the Welsh Government and Caerphilly County Borough Council has also delivered four terraces of employment units. The self-contained terraces were completed in May 2021 and all units are under offer.
Neil Francis, partner at Knight Frank’s Cardiff Industrial and Logistics division, commented: “South Wales is seeing a boom in the construction of new industrial business units for its thriving small businesses. The plots at Ty Du are available individually or combined and could suit occupiers looking for a business unit that complements Whitebeam Court, or occupiers wanting to build a bespoke unit.”
The Welsh Government’s Minister for Economy Vaughan Gething added: “This important new site in the heart of the South Wales Valleys will help attract quality businesses and create better jobs closer to home, which will help the local area deliver on its economic potential.”
“Offering investment ready opportunities to businesses also forms an important part of our Property Delivery Plan. We want to create prosperity across all parts of Wales, and these sites create the necessary infrastructure for quality business to locate here.”
