Berehayes Holiday Cottages in Dorset has been put up for sale with an asking price of £2.5 million. The sale of the 2.42-acre site would enable a buyer to tap into the continuing popularity of domestic holidaying, with the complex located in an Area of Outstanding Natural Beauty and just two miles from the World Heritage Jurassic Coast.
The site operates as a home with lifestyle business and is comprised of eight self-catering holiday let cottages, as well as an owners’ farmhouse. The holiday cottages, built from converted barns, offer full amenities, as well as period features such as slit windows, exposed stone walls and ceiling beams.
Each cottage offers an open-plan living area, fully-equipped kitchens, electric heating, Wi-Fi and Smart TV, while some also feature log burners. The smallest of the cottages sleep 2 guests, while the largest can fit up to 7. The cottages share a courtyard seating and dining area.
In 2018, the business was granted planning permission to convert agricultural land on the site into glamping accommodation, with the subsequent addition of a Shepherd’s Hut. The complex also features a spa with 10-metre heated indoor pool, jacuzzi spa pool, sauna and changing room and a games room with table football, table tennis, pool and darts.
A timber-built garage on the site has space for four cars, with property agent Carter Jonas adding that there is scope to develop this into a reception building or further accommodation, subject to the relevant permissions. There is also a guest car park with space for around 14 cars, a dedicated space for each cottage and EV charging points.
The owners’ house, Berehayes Farm, is a Grade II-listed thatched stone farmhouse dating from the 16th century. The farmhouse features four bedrooms and is located within its own large garden, affording good privacy from the holiday cottages.
The business currently operates a limited season of 8 months a year, registering an occupancy rate of 48 per cent in 2021. In its most recent results, for the eight months to October 31 2021, the business reported net profit of £261,492 on turnover of £313,949.
