The Mousetrap Inn in the popular Cotswolds tourist town of Bourton-on-the-Water has been put up for sale with an asking price of £1.3 million. The pub, which also offers accommodation, recorded net sales of £823,029 in the year ending March 31 2020 and is forecast to generate net profit of £200,000 in its accounts for the year ending March 2022.
The business is housed in a two-storey Cotswold stone building dating back to the mid-19th century, with later additions to the site having provided letting accommodation on the ground floor, as well as back-of-house facilities. The guest accommodation comprises 11 en-suite rooms, eight of which are located on the first floor. All rooms have recently been redecorated and upgraded.
The pub side of the business features a lobby leading to open plan bar and dining areas. Parts of the pub retain period features, including stonework walls and exposed beamed ceiling, while there is also a Cotswold stone fire place. The dining area has seating for around 20 covers and a front terrace has space for approximately 30 customers.
In addition to the pub, the ground floor also has a back-of-house area including a cellar for wine and bottles, an open plan dry store and a fully-equipped catering kitchen that has recently been upgraded with new equipment, flooring and a walk-in fridge. An office space and laundry and utility room make up the rest of the ground floor, while there is also customer parking to the rear.
The Mousetrap Inn is a short walk from the centre of the picturesque town of Bourton-on-the-Water, one of the most popular tourist destinations within the Cotswolds renowned for its Elizabethan architecture and traditional construction. The area has a year-round season, with accommodation at the Mousetrap Inn averaging 85 per cent occupancy.
The business’ current owners have operated the Mousetrap Inn since 2007, running the inn remotely, initially under a lease agreement and under management for the past four years. The sale is being handled by Christie & Co Bristol, with the advisor saying that it offers a rare opportunity to acquire a freehold inn in a prime Cotswolds location.
Christie & Co added: “The Mousetrap Inn is an opportunity for a buyer looking for a hands off investment by reinstating a manager or creating a tenancy, alternatively an operator looking to stamp their own mark on the business.”
